Mostly the condition, size and attractiveness help place a price but those factors are compared against properties that have sold in the immediate area and then a comparable value is fashioned.

The rule of thumb has always been location location location but let’s face it, a house is only worth what someone is willing to pay for it. There are a lot of determining factors that set the market value but bottom line is the buyer who offers the money will ultimately find that value. The only thing you as a seller can do is make sure you offer the best most attractive house you can.
