CARPOA is an association
of conscientious rental property owners and managers who operate rental units within the greater metropolitan area of Harrisburg, PA. Our goal is to improve our members' knowledge of rental property management, to help protect their investments, and to help them have a more profitable and brighter future.

**Feb 2, 2012--Omar Shute, Executive Director of Cumberland County Economic Development. Previously, Omar was Business Counselor & Loan Officer at Community First Fund. He will talk about financing, refinancing, unconventional financing, expanding, and diversifying for rental property and business owners in Cumberland County. He will also answer questions about Small Business First, SBA-504, and PA Economic Development Financing Authority financing programs that will interest landlords with fewer than 100 employees and landlords seeking fixed asset purchases. **March 1, 2012--Haller Enterprises (2011 Readers Choice Award, #1 in 5 Categories), Mike Newman, Building Performance Specialist—He will present info on solar, geothermal, and wind technologies. He will also discuss renewable upgrades to older homes and structures. And Mike will offer tips for landlords to cut costs in the areas of plumbing, heating, cooling, electricity, and water conditioning.
He will give insights into on-demand, tankless water heaters. Be sure to attend this meeting to discover savings in the mechanical aspects of your rentals.
**April 5, 2012—PA State Senator Jeffrey Piccola will offer behind the scenes insights into the evolution of a bill. Mr Piccola has been an active member of the Pennsylvania State Legislature since 1977. The Honorable Mr Piccola has served as a Representative and as a Senator. In the PA Senate, he served as Majority Whip and Member of several Senate Committees. He authored the "Property Rights Protection Act," legislation signed into law in 2006 and designed to provide greater protection to owners of private property from governmental authorities who abuse the use of eminent domain power. Mr Piccola will give us information on the genesis, discussion, debate, passage, or death of a bill in the PA State Legislature. Plan to be here--this presentation should answer your questions about the creation of state and local laws.

WHERE AND WHEN WE MEET
We meet on the 1st Thursday of each month at the Camp Hill Giant in the Community Room on the 2nd floor. Social time from 6pm to 7pm and our meeting is from 7pm to 8pm. "Free beverage service is provided."
